I have been the manager at "My" property for 12 1/2 years. I supervised a major renovation and leased most of the residents their apartments. I have always enjoyed a great relationship with "Our" residents. I know every resident's name, their children's names, and their pets. Guest Insider I worked a site when pregnant with my first. I was about 7 or 8 months along and a resident said "Oh Girl, you are big and pregnant!" I had to laugh...and just said yeah "I'm getting close to earning my own gravitational pull." While on maternity leave with same kid, we received a $50 payment for her from an organization, made out directly to me. It was sent back and reissued to the site. She moved to avoid eviction, taking the refrigerator with her and called leaving voicemails saying I stole money from a church and so on....I dont think I will ever forget her lol

How many ESA's are too many? When will state legislatures step in to fix this mess? One of my friends just had a resident move in with 4 ESA's. What a load of crap. 4 emotional support dogs for 1 person? Enough with people gaming the system.

Guest Insider I like this Jerry Norman in Indiana! People have no shame in denying a Landlord income for an animal or taking advantage of Federal Law. They come armed with the threat of a law suit.
Maybe if there were some consequences for stretching the truth, buying documents, etc.
(The truth is Pets are also used by people for emotional support, unconditional love and companionship.) I understand there are circumstances where animals may be medically prescribed, but to Robert Hoop's point, I think we see many others taking advantage of this to get their own way in rental communities ie.. restricted breeds, number of animals, paying no pet charges.

I’m working with the NC Apartment Association and the NC Association of Realtors (PM Division) on the legislation. For clarity, states are prohibited from passing laws that are more restrictive than federal law but they can make laws less restrictive than federal law.

Guest Insider Depends can your current residents afford a $100-400 rental increase? By doing a large rental increase result in tenants giving notice, more evictions or just turning in keys with no notice? Does your apartment community offer the amenities and location that your comps offer to sustain high jumps? At the end of the day are you and the owners ready to have high turn over if you do a drastic rental increase on good paying tenants? If you answered no to any of these questions find a happy medium to reflect an increase and bring all new incoming tenants in at Market to reflect the type of property you are and to stay in line with NOI that shows gain. Trust me taking someone from $975 base to $1300 base results in turn over big time and can be stressful for all involved.

Alison Hansford Take as much as the market will allow ? That's inhumane. Our rent markets are ridiculous. People like you price people out of their homes. I go as low as our maintenance needs will allow. And the owners of the complex I manage don't disagree.

I'm curious. How many of you out there have found that every emotional support animal just happens to be a German shepherd, a pit bull, a rottweiler, a mastiff, a doberman, or some other aggressive or restricted breed? They never seem to be yorkies or poodles.
