My residents come into the office often, especially since the Hurricane. One of them came up with the idea for this board. I love it.

We have a lady that makes well over a "$100k a year, has horrible credit and drives a 10-year-old car.
If these people would double check their math their "Pay-Stubs" would look a little bit better...

Jose Maciel So I asked Ms. Fake-Pay-Stub for her bank statements to verify that she's "depositing her check" and look what I found.... 🤣 The website she paid so she could create her junk pay-stub... www.paystubsnow.com/make-your-paystub/
I'm laughing my ass off. 🤣

Jose Maciel s that service like so many others that require you to have 100+ units? I'm a private owner, combined my family own about 70 units and Non of the services most of the larger corporations have access to will work with owners or property managers that manage less than 100, some have a 500 or 1,000 unit minimum. 😆

The journey in the fast-paced commercial real estate (CRE) industry can frequently feel like too much to handle. It's simple to lose focus when faced with evolving tenant needs, altering markets, and the ongoing need for strategic decision-making. "I live my life a quarter mile at a time" is a potent slogan that can help us overcome the obstacles. This quotation, which is well-known for being connected to the Fast & Furious movie series ...

Do I tell my new boss / employer? I've been at my new Jon less than 2 months.
After having some similar symptoms from when I had a stroke 5 years ago, I went to the ER. They did tests including a brain scan and have found I have a deteriorating brain vessel condition. I was fortunate to not have any real distinguishable signs from my stroke, so my employer doesn't know I've had a stroke. My boss knows I was at the ER as I left during work.

Guest Insider Just remember - you don't have to be perfect. I had an amazing boss with dyslexia - I would look over the reports to help catch the issues. We worked as a team. Maybe just letting your team know will empower them to help you. Your strengths outweigh your weaknesses. Just a thought

Guest Insider I have a brain disease, diagnosed in 2022 and I have been very transparent with my boss. I try not to miss very often but sometimes it’s unavoidable; either way I have PTO to cover when I am out sick.
Sometimes I struggle with brain pain and sometimes cognitively when I have too much fluid pooling in my skull but I push through it or on rare occasion -ask for help if needed.
My colleagues been nothing but supportive throughout and I have even mentioned the possibility of getting a shunt, which is having brain surgery down the road so it won’t be a surprise when the time comes.
I would be honest if there’s a chance they will eventually find out anyhow. You don’t have to be perfect to be good at your job.

What do you all use for keys? I’m working with a company that has metal keys, one master for the entire portfolio and has not been at all strict about who gets a key. I’m recommending they change locks and reduce the number of doors each master unlocks, switch to fobs, or use key pads. Any strong feelings about one system over another?

Brenda Sherrill Oh no! That would be a no go in FL. I like Key Trak best. Handy Trac is also good and a fraction of the cost. Master keys should be outlawed in every state.

Guest Insider We have eltronic locks... key track is great if you have under a certain amount of units... but properties that have 400+ units it's hard. Master keys are also a huge liability! Someone quits without notice or any circumstances like that... electronic locks are the way to go now days!

Tracy Jamison I'm a no on key fobs after a building started settling (normal), as it messed with the fob system and residents being able to get in. Lots of after hours calls.

Here's mine.I'd been working as a Property Manager for several years when I decided to change management companies. I took a position as a Property Manager at a company that impressed me during the interview process: personable interviewers, dynamic leaders, stories of extensive training support. Fast forward to Day 1. I arrive at the community where I am now "the boss." Because my boss, the Regional Manager, was located hundreds of miles a ...

I am ashamed to be a part of this industry anymore. 16 years ago I entered this profession. For 16 years I applied myself to learn as much as possible with the goal of becoming a supervisor. This industry disgusts me now. There are a few factors that contribute to that disgust, but mainly it is the...

Philip Frost If access points are not working to your apt. Mold, floods, fire, all sorts of things. Not what I keep hearing people use trying to get out of their lease.

Tamara Sanchez Philip Frost I have been hearing about people moving into places that are roach infested or that have people that are smoking in smoke free units. I feel that at some point if management isn’t keeping the property up to standards it becomes uninhabitable. But I completely agree with you.
