Managing security deposits is a critical part of running a multifamily housing operation. But what happens when tenants move out and forget to claim their security deposit refund? Whether due to an outdated address, lost paperwork, or general oversight, unclaimed security deposit refunds can pile up fast. These unclaimed funds don't just disappear—they come with legal and financial risks that can haunt property management companies for years.Let' ...
Every apartment community should have a brand identity. And we'd include affordable housing in that statement. However, making branding affordable for lower-income housing is more of a challenge. But: even with limited resources, branding can make an impact for affordable housing. Affordable housing communities have different marketing needs and budgets compared to their conventional housing counterparts. But even affordable housing communities s ...

A resident decides to rent a “rentable item” such as garage or carport mid term.
1. Do you add it to their lease?
2. If so, what is your process with adding it to the contract ? Addendum only or do you Revise 1st page of lease? If you do...

Does your property have any security cameras? I’m talking about maybe the entrance gates, popular common area, fitness center, etc.
Our community does not per the ownership due to liability I’d guess but we have some recent high profile incidents where cameras would have captured crimes taking...

Does anyone have any SOLUTIONS to package room nightmares? Ours is a secured room system with shelves (no lockers). It's a great system, but delivery drivers continue to not assign packages properly and also continue to just dump. I'm looking for solutions, please (aside from me sending my time in there to organize). Thanks!
I am a new member to this forum and relatively new to the multifamily properties. I visited the maintenance shop at one of our properties and it was a mess. This is the last in a 9-part series of “quick hit” blogs on the quickest way to uncover hidden revenue from leasing based on the presentation Bryan Pierce, Carol Enoch and Donald Davidoff gave at NAA’s 2024 Apartmentalize conference. Up until now, this blog series has focused on a variety of different amenity “fails” that arise essentially from configuration issues, whether accidental or intentional. The key is to be able to look ...
The holiday season can be a joyous time for communities, but for property management professionals, it also presents unique challenges. Balancing festive cheer with the requirements of fair housing compliance and inclusivity is no small task. Inspections may uncover non-compliance in resident decorations, while staff communication could inadvertently reflect language that alienates or excludes some residents. Addressing these issues promptl ...
Looking for advice: I am working with a nonprofit affordable housing company and one of the properties is in a high crime neighborhood in a small town of less than 10,000 people. The building has 24 units and has become a magnet for both homeless and addicts looking for a warm hallway to hang out and or sleep in. The property has limited money to spend, but obviously we can’t create a dangerous situation for the current tenants. The building has 24 units and has become a magnet for both homeless and addicts looking for a warm hallway to hang out and or sleep in. The property has limited money to spend, but obviously we can’t create a dangerous situation for the current tenants. I am considering changing the metal locks to a fob system in order to allow the property managers to have a better understanding of who’s accessing the building. I have improved the lighting situation both inside and outside the building. I have installed cameras in many locations. Is there something else I should be considering? As it stands now, the maintenance technicians are often doubling as security guards. For obvious reasons this is not a good situation for anyone so I would love to be able to temporarily hire a security guard, but given the tight money of the property it seems an unlikely option. What am I missing? Is there something else I should be looking into or doing? I should also note that we’re working closely with the local police department, they have been cooperative, but also busy with their own issues. Show more
