Virtual tours are an incredibly valuable tool, especially for prospects searching for a new home from out of state or for those who prefer the flexibility of not committing to an in-person tour right away.
What tools do your teams use to conduct FaceTime-style virtual tours without requiring leasing agents to disclose their phone numbers? Have you had success with platforms like Google Meet or similar alternatives? We already use simulated virtual tour templates, I am asking for Facetime only.
I’d love to hear what’s working for you and your team!

Good afternoon everybody, happy Friday! We currently have smart TV’s in our community spaces and fitness centers throughout our portfolio. On these TVs, we often will stream music and branded content. There is a company we’ve worked with in the past called BIM and are looking to cancel our services with them. They mention that we have to have some sort of license agreement in place on all of these TVs in order to stream music. My rebuttal to...Good afternoon everybody, happy Friday! There is a company we’ve worked with in the past called BIM and are looking to cancel our services with them. They mention that we have to have some sort of license agreement in place on all of these TVs in order to stream music. My rebuttal to them is that it is no different than us streaming YouTube on these TVs whereas their services are not needed for these devices if we went down that route. Does anyone else work with BMI? They are basically telling me it’s a multifamily requirement for this license and I don’t agree. Thoughts and feedback are appreciated! Show more
Has anyone seen a seller rescind stay bonuses for employees that accept offers from the purchaser to stay at the property after the sale?

First in a 9-part series of “quick hit” blogs on the quickest way to uncover hidden revenue from leasing based on the presentation Bryan Pierce, Carol Enoch and Donald Davidoff gave at NAA’s 2024 Apartmentalize conference. In a year with at best anemic rent growth in most markets, operators are under tremendous pressure to find/save every possible dollar. Every day, they juggle resident needs, maintenance coordination, and countless administrative tasks with remarkable skill and dedication.
While showing appreciation through gestures both big and small, the most meaningful way to support these invaluable team members is by empowering them with tools that truly make a difference in their daily operations.
This is why implementing a strong resident engagement platform is such a bonus for managers. By streamlining communication and automating routine interactions, you remove a significant burden from managers' plates. Now they can focus their expertise where it matters most – building stronger communities and ensuring your properties run smoothly.
Remember: The best way to show appreciation isn't just through rewards, but through solutions that make work life better. When you invest in your managers' success, you invest in your company's future.

(2.) The people in 251 unexpectedly moved out (top floor home). Tim comes in and asks to please transfer and even is ok with $500 transfer fee, just so he can not be bothered and live on the top floor. Transfer is approved to help him enjoy his living experience.
(3.) Sally and Mike become aware that complainer Tim has moved ABOVE THEM and now are saying Tim is retaliating by stomping and being over the top noisy. Sally and Mike are extremely upset with the office and want a resolution. Sally and Mike are told by the office that they will ask Tim to be mindful but that Tim had the right like anyone to transfer and could not deny him from transfer to a top floor. They do not want to meet Tim to talk and say they are in fear of him.
