Good afternoon everybody, happy Friday! We currently have smart TV’s in our community spaces and fitness centers throughout our portfolio. On these TVs, we often will stream music and branded content. There is a company we’ve worked with in the past called BIM and are looking to cancel our services with them. David Troup I guess it would depend on how it was communicated. If the “bonuses” were severance pay, then I can see not paying them to people whose employment was NOT severed and they continued on with the property.
But if the bonuses were retention bonuses and people had been told they’d receive them if they stayed until the end, they should get them, regardless whether or not they are hired by the new owner.

Tovah Garnett Jude Chiy it would be a way to track daily, weekly, and monthly leasing activity and compare it to the leasing velocity goals in order to hit our stabilization date. Monica Windham We actually do both with on a portfolio I’m involved with. We actually forgot that we had Flex, once it’s set up, they’re just cut on in the background and handle marketing to tenants. Best Egg is integrated with AppFolio so we just left it on. The adoption rate between the two is about 20% last I checked.

Sherri Vittatoe We offer flex at our communities and the residents that qualify to use the service like it. I have had a couple of people say they were not approved, which surprised me because our criteria is pretty strict.

Tracy Jamison I've used Flex at previous companies. Great for folks that don't get paid by the rent grace period. People who are oncerned with fee, the fee for Flex is much lower than a late fee and late and worth it for no "late payment notices" on their rental history

Brand new community and hardly any availability.
(1.)Tim lives in middle floor apartment 231. Very noise sensitive. He has complained numerous times about Sally and Mike who live above him in 241. Office team contacted and they claim nothing purposeful and so sorry many times.
(2.) The people in 251 unexpectedly moved out (top floor home). Tim comes in and asks to please transfer and even is ok with $500 transfer...
