Do I tell my new boss / employer? I've been at my new Jon less than 2 months.
After having some similar symptoms from when I had a stroke 5 years ago, I went to the ER. They did tests including a brain scan and have found I have a deteriorating brain vessel condition. I was fortunate to not have any real distinguishable signs from my stroke, so my employer doesn't know I've had a stroke. My boss knows I was at the ER as I left during work.
I...

Guest Insider Just remember - you don't have to be perfect. I had an amazing boss with dyslexia - I would look over the reports to help catch the issues. We worked as a team. Maybe just letting your team know will empower them to help you. Your strengths outweigh your weaknesses. Just a thought

Guest Insider I have a brain disease, diagnosed in 2022 and I have been very transparent with my boss. I try not to miss very often but sometimes it’s unavoidable; either way I have PTO to cover when I am out sick.
Sometimes I struggle with brain pain and sometimes cognitively when I have too much fluid pooling in my skull but I push through it or on rare occasion -ask for help if needed.
My colleagues been nothing but supportive throughout and I have even mentioned the possibility of getting a shunt, which is having brain surgery down the road so it won’t be a surprise when the time comes.
I would be honest if there’s a chance they will eventually find out anyhow. You don’t have to be perfect to be good at your job.

I am ashamed to be a part of this industry anymore. 16 years ago I entered this profession. For 16 years I applied myself to learn as much as possible with the goal of becoming a supervisor. This industry disgusts me now. There are a few factors that contribute to that disgust, but mainly it is the...

Does anyone have any experience with allowing birds as pets? It's two birds in a cage, and I feel like it would be fine. I'm not sure what problems they could cause, but would love to hear some feedback! Would you allow them?

Guest Insider If you allow birds, some types of birds should be given serious consideration before allowing. Parrots especially, and maybe some others, can be quite loud, and could easily be a noise complaint issue.

Can you share your pros and cons for allowing short-term rentals? Are there situations where it makes more sense than others? If we do decide to implement it, are there any strategies we can use to keep it under control? TIA!

:::NOTICES TO ENTER::: Do you send notices to enter to doors or simply by email?? I am on a 372 unit property in Florida. We’ve had tons of inspections for all units recently! Tons! Sometimes the planned dates even change. I am trying to get away from printing insane amounts of paper notices. Of...

Industry Friends,
My small business (located in North Florida) was awarded a weekend/overnight sub-contracted job. The job consists of moving fitness equipment from one building to another while the fitness center is being renovated. A few of the larger pieces will need to be partially disassembled and reassembled to allow them to fit through smaller doorways. That's it, that's the full scope of work.

That's it, that's the full scope of work. The vendor who is hiring me has some pretty steep insurance requirements which I don't mind bumping my coverage up for (It is what it is... "Spend money to make money"). The issue I'm running into is with their Workers Compensation requirement(s). They're insisting that I have WC coverage even though I'm a Sole Proprietor. Yes, I know you can get an exemption for this but apparently as a Sole Proprietor, you don't qualify for the exemption. However, to request an exemption you need to be a corporation or an LLC. Since I don't qualify for the exemption, I've attempted to get WC coverage. Every insurance provider I've reached out to has said the same thing - "It's impossible to cover you because you don't have any employees."
Craig Meddin A service like Gusto may be a good fit.

Megan Goodmundson I have worked for many property management companies and they always required this same workers comp coverage eveb if sole proprietor and it was often an obstacle for using a vendor especially a localized specialty vendor (brick mason, welder, apt cleaner etc). However i believe the companies insurance carrier requires it so its a must.
Hopefully you can find an agent to help and you can grow your business.

I have a leasing agent that is ALWAYS late. Usually 15-20 mins. Other than that he’s pretty great. Over 100 leases in a year. Residents love his service and kind nature. He’s also the type who will stay as long as needed after office closing to do extra. He’s just not on time during most mornings. We’ve talked about it and it’s almost a joke at this point, but also very annoying and not funny. How would you handle?

Melanie Underwood Great team members are hard to find and if 15 minutes in the morning is the only issue then an honest conversation of how can we make this work for both of us will likely resolve the problem. A few years ago I had to approach my regional to say with my kids school drop off schedule I could not make it in on time. It was a scary thing to bring up. I was prepared to accept it if she had said that was not okay and I would have found a different job. Instead she was more than accommodating and made sure the schedule worked for my reality. That simple acceptance of 20 minutes in my mornings gave me more value and buy in on my job than any pizza party or gift card ever could have. These are the moments that your actions say thank you to your team for being amazing.

Jose Maciel Have his schedule time stay the same kus some of us are only on time if we are late... But know yourself and the rest of you staff that he is not expected until a half hour later! Then he'll be 10-15 mins early! Lol.
In today's world unfortunately it seams to be the norm...

Karen Caprarella I had this problem once. Years ago I asked her what time she could arrive, because the late arrivals were driving me nuts 😀. She said 10 am, which was one hour later than the schedule was supposed to be. I said great, let’s set it for that time. She made it in on time, every day after that! Similar to your LA, she was great, except for this one issue. Working with her was great for the employee and for the property! Win, win!

Our community was one of many that was hit by hurricane Helene. While we didn’t sustain major damages, we’ve been without power for several days. What can we do as managers in this situation with no electricity or internet? This is all new to me and I’m sure many others.
Edit: Thank you all...

Good morning! I am writing out of disappointment and burnout. Multifamily is an industry that I absolutely love and adore! I am proud to say that I have been in this field for over 20 years. After leaving my previous position for another opportunity, I have been diligently working to get back onsite for the past four months. Despite making it to the second and third rounds of interviews, I find...

Brent Williams I think a lot is said about a company for how it treats non-customers or non-employees.

Kalyn Schutz I agree with Brent's statement. If this is how a prospective team member is treated, this could be a warning sign - the proverbial "RED FLAG!" about the inner workings of the company - and hence, possibly a blessing in disguise that we have not been selected. Granted with the many submissions of resumes it can be difficult to keep up and respond to all, however - when a candidate has been interviewed there should be follow-up communications.

Kalyn Schutz Ooops, I thought I could hit enter to make a line space! I have more to say. I am sorry that you are experiencing the disregard of companies while on a job search. I, too, have had similar experiences. What have I done about it? Taking note. AND no longer responding to these companies job postings and certainly do not recommend them to my colleagues. Each and every interaction we conduct with prospective residents and to prospective team members and to vendors - should be held in high value and performed allowing dignity to manifest. I have created future customers from disinterested parties because of the hospitality and value placed on the interaction. Companies that will not treat prospective team members with dignity likely do not treat current team members with dignity, and likely do not treat residents with dignity.

Is it just me or are companies shying away from training their employees now a days? I am sorry, but training videos during business hours with answering phones, and walk-ins and stopping the videos a thousand times is training? In the past I have trained people from the bottom up -hands on training...
