Allie Gartside We had a crazy resident, she threatened to shoot our maintenance supervisor. It was a legit threat as we received a call from her mental health facility saying they feared for his life. After that, we had an armed guard on premises til she was evicted.
But don’t forget, you can call the police on a resident.
I truly believe though that no office should ever have one person in it at a time. Just in terms of liability as well you know. God forbid you’re alone and a resident accuse you of something and not only are there no witnesses but no cameras either.
I think on any given day there should be 3 people in an office, in addition to your maintenance team, not including. Maintenance is usually out and about. But for safety and liability reasons for the company and residents.

We are highly occupied (95%), but we have a few apartments absolutely not moving due to terrible views. They are still HIGH PRICED and ownership will absolutely not drop rates due to our limited availability. Why would an ownership group prefer to keep rates set...

Guest Insider Unless the view is looking over the compactor / trash, I think $100-200 is too much of a discount to ask for. Maybe just request a negative amenity charge of $50 for bad views / positive $50 amenity charge for the really good ones. It should balance out on financials. Technically at 95% you are probably no longer considered in lease up, unless a 2nd phase is slated to start soon. So it’s all about numbers now vs occupancy, bc most developers do not do long holds on new assets.

Guest Insider Always did Thursday AM as didn’t need all day. Shut down spa and drained. Cleaned, refilled and balanced. While waiting for refill cleaned pool waterline and skimmers. (Tested and balanced everyday). Never a problem.

Guest Insider A letter to everyone: Sometimes living in an apartment is an adjustment. If you’ve lived in a house, or a townhouse, you might not be used to living in a situation in which neighbors are on all sides. And because each person is different, your neighbor might not keep the same schedule as you. Here are some suggestions to help you adjust to your new living situation:
-Bookcases against the walls help muffle sounds. Put them in front of your noisiest wall and fill them up.
-Fans help cover noise while sleeping.
-White noise machines, again help cover noise. If you can’t afford a special machine, try a radio on a static station. Your mind will “translate” that into white noise.
-Headboards help keep your bed away from the wall vibrations, especially a stuffed, pillowy headboard.
-Noise reduction curtains or movie curtains. Try hanging a double rod and put two sets up.
-Move your bed away from “loud” wall.
-Add a rug. Even if your apartment is carpeted, a rug will help absorb more noise...

Is there specific noise that people are complaining about? Ex., loud TV’s, loud music, loud talking?
I had a new lease up where people were complaining that they could hear each other in a specific stack. We discovered that where the studios were next 2 bedrooms there was a weird angle and the contractors didn’t run the drywall all they way to the windows.
After a few “tests” by vendors - we came up with a solution to add drywall and add a buffer where the drywall met the windows.
It worked like magic and we started with a few for the apartments that had complained.
Budgeted the remainder for the following year.

Brooke Kibler I recently was in the job market and had to do this and let me tell you, it’s terrifying back on the job market. You will need to look at the fields you want to go into then tweak the verbiage based on that field. You can’t generalize your experience anymore for multiple fields.

Guest Insider Do you have mandatory quiet hours? I once did a due diligence on a property where their community policies included “quiet hours from 9:00 pm until 7:00 am”
That included any noises from your apartment.
No clue how well it worked but it was an interesting solution.
