What does everyone think about solar panels and EV charging installed for multi-family apartments?

Brent Williams EV charging is an inevitability. The only question is timing and rollout strategy. Even with a pullback in EV adoption in the short term, innovation marches on and multifamily will absolutely need EV charging at some point. Solar is a different story and I'm not sure on that front.

Brent Williams thank you for the valuable take on it! I agree completely, as I drive an EV myself, and investing into a company that's doing just that: bringing EV charging to all buildings in the communities they are building.

Karen Kossow Hey Tracy! You'd have to check whether or not they work in your area (they're DC based but I know that over the years they've expanded their reach based on what clients want) but, although it's been years since I've used them, they always did a great job for me. The owner is the same owner, he's somebody I've known for years.

Hi! Back again needing renters insurance help! The suggestions previously posted wouldn’t work with us. I am a nonprofit running a pilot program for the city. We master lease units (lease in our name) and house individuals as occupants. I need renters insurance in the agency name not the...

Guest Insider In order to obtain renters insurance in the agency's name rather than the individual occupants, you will need to work with an insurance provider that offers commercial renters insurance policies.
You will need to provide details about the pilot program, including the number of units being leased, the value of the property, and any specific coverage requirements. The insurance provider will assess the risks associated with the program and provide you with a quote for the appropriate coverage.
It is important to review the terms and conditions of the policy carefully to ensure that it meets the needs of your organization. Additionally, you may want to consult with a legal advisor to ensure that the insurance policy complies with any regulations or requirements specific to your nonprofit organization.

Mike Powers You are the leaseholder, not the tenant.
Renters insurance refers to the occupant.
What are you trying to insure ?
Facility structure ? The building you don't own.
Contents property you own inside the unit ? Furniture and fixtures ?
Or liability damages caused by Tenant you placed ?

Brooke Nuber-Soldate I thought it had to be in the name of the tenant so coverage could actually be legally applied? A lot of places have a partnership with insurance that can be paid through the lease. If that isn't an option then it may be best to do it through a reimbursement process for the tenants.
It would also be a safeguard for your company against excessive liability. Holding insurance in their name may give some accountability against some of the more major damage renters can inflict.

Brent Williams Lindsay I think the biggest question is what point of sale system would be used. Hotels/motels have had things like this for years, so it probably has merit, but unless it is a vending machine, I wonder how the checkout process would go.
As I think about this, it would be interesting if the charge could just be added to the rent for convenience sake, so there is no point of sale in that sense.

I read a quote somewhere that said ‘Your job might be special and a privilege, but it’s not what makes YOU special’!
Somewhere, over the years, I have realized that it is not healthy to have so much of our self worth tied up in something, like our job, that is essentially a means to an end ~ it is not WHO we are!

Tina Vassaur I absolutely think bonuses are a great incentive but I think it has to be recognized properties many properties are not performing due to all the increases in expenses and higher delinquency , bad debt and vacancy . End of the day the cash flow is a business plan. If Cash flow is not happening , we can’t expect ownership to pay out of pocket for bonuses . It does suck but it is the hard truth .

Jeff McDonald It’s amusing to hear complaints about increases in cost having offered free help to lower corp IT cost by 30% to virtually every NMHC50 and large TX operators with no takers. Apparently they’re good overpaying. Tough for cash cow industry leaders to accept help that could benefit employees 😔

Apartment Branding for Faster Lease-UpsWe've probably all heard at some point "Build it and they will come." But that little phrase carries a lot of questions with it: What should I build? Who will come? And how quickly will they come? It's just a phrase—but we'd like to offer as an alternative: "Brand it, and they will come faster!" In the multifamily industry, apartment branding hasn't always been the priority. Apartment communities are built o ...
